Farmhouses with agricultural land, Orvieto / Ficulle Umbria

Properties located in Umbria, not far from Tuscany, in a very panoramic and picturesque hills, between 300 and 500 meters above sea level, a few miles from the Highway exit of Orvieto and Fabro.
This large rural property has approximately 320 ha in a undivided lot between the towns of Orvieto and Ficulle and is crossed by Highway n.71 Umbro-Casentino. This road, of ancient origins, is a must for tourists visiting central Italy as it links the Casentino area to Viterbo, passing through major centers of great artistic value such as Viterbo, Montefiascone, Bolsena, Orvieto, Ficulle, Monteleone, Cittā della Pieve , Chiusi, Cortona and Arezzo.
The terrain consists mostly of coppice (mostly cut), about 200 hectares, a beautiful hillside forest of oaks, holms, cypresses.
The remaining is agricultural land for harvest, 29 ha of which has been converted to reforestation (walnut and cherry trees for lumber) to benefit the annual funds, after 20 years the lumber can eventually be sold and the land reconverted to arable use. There are also hundreds of olive trees.

In the property there are three building complexes: two rural ones `A and B` to be completely restored and one `C` in good shape already registered as residential use.
- Farmhouse `A`: in an excellent and panoramic position, South / South-West, about 500 meters from the main road consists of a main building in very poor conditions of about 350 square meters and two agricultural outbuildings of about 130 sq. m also to be totally restored, the entire estate is immersed in a beautiful natural garden with oak trees, oaks and olive trees. The access road is in pretty good conditions, utilities, electricity, telephone and municipal water are easily connected. Furthermore, using a law for the recovery of the Umbrian farm buildings it is possible to expand the existing buildings, in some cases also of the agricultural outbuildings, of an additional 100 square meters.

- Farmhouse `B`, in a panoramic position, facing east to south-west, with difficult access and road to be restored, the farmhouse is a 200 sqm building plus an agricultural outbuilding, all utilities need to be connected. Even in this case you could benefit of the Umbrian law for expanding the estate.

- Farmhouse `C`, the most important building of the property, is a large and historical farmhouse, probably built around 1800 with typical and fine architecture, It has direct access from the highway and stands in a dominant position, the view is truly evocative from east to South to West, overlooking Orvieto and the valley. The farmhouse of about 400/450 square meters is in good conditions, still with all the original materials such as terracotta floors and wooden beams on the ceiling, the old wood stove, the old barn and a large yard outside.
